What is a home measurement or floorplan service?

A floorplan service is just what it sounds like: Based on what you want, an appraiser will measure your home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the total livable area, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How does a measurement service work?

During a floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — generally a tape or laser measuring device. As they tour the property, they make note of the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might sketch the property. Then, the appraiser develops a report and a more detailed floorplan showing the total living area of the home and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service necessary?

Real estate taxes

Tax records often reflect the wrong square footage because the values can come from various sources, and sometimes go unproven — meaning you may be paying for more square footage than you actually own! Unless a certified appraiser has recently performed a valuation on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before disputing your taxes. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Putting a property up for sale

A floorplan service will ensure that you're paid fair market value for your property. Living space is one of the most important elements potential buyers examine when purchasing a house — but since square footage values are frequently estimated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the property as well as the number of interested buyers. The only dependable method of using a definitive GLA when listing your home is to reference a previous appraisal or home measurement service executed by an appraiser (after any remodeling that may have affected square footage).

For real estate agents

To ensure that your client's home sells at a price that correctly reflects true market value, we recommend asking for a home measurement of the property. Your clients, and especially potential buyers, will appreciate your thoroughness, and you can be confident in knowing the GLA on your client's listing is truly representative of their home. A measurement can also be a great marketing tool for enticing potential buyers because they can review the layout and characteristics of the home before and after touring.
